Building in Central New York? Think VIP!

Whether you’re expanding an existing facility, moving operations to the region, or considering an existing building, the decisions that shape a project start long before construction.

For more than 50 years, VIP Structures has helped owners plan, design, build and develop facilities across Syracuse and Central New York. Below are some of the questions Owners ask us most.

When Bluefors (formerly Cryomech) outgrew its manufacturing facility and needed to build new, power was a deciding factor with their selected new site. Several locations were ruled out because they couldn’t support long-term electrical demand. The 76,500 SF advanced manufacturing facility was delivered ahead of schedule, and a 2024 expansion increased production capacity by 45%. Read the Bluefors case study.

Planning Your Facility

The most important decisions about a new facility are often made before design begins: what the operation needs, where it can work, and how soon it needs to be running. With more than 50 years of experience in Syracuse and Central New York, VIP helps Owners answer those questions early.

I need a new facility but don’t know where to start. What comes first? Start with what the operation needs to do: production flow, equipment, power, people and room to grow. Those requirements become the criteria for evaluating sites and buildings, so you compare real options instead of available listings. Need to Expand but Not Sure Where to Start?

How do we choose the right site near Syracuse? Site selection should begin with your operation’s requirements, not a list of available properties. Power capacity, access, zoning, wetlands and room to expand can rule out a site long before price does. When Bluefors evaluated dozens of sites in Onondaga County, power availability was a major deciding factor.

Can an existing building work for industrial use? In most cases, if its structure, clear heights, floor loads, power and truck access fit the operation. Reusing a building can be a smart path, but existing conditions and code requirements need to be evaluated early, before the purchase decision. Portfolio of Adaptive Reuse Projects

How long will it take to be operational? It depends on the site, utility capacity, approvals, and whether you’re building new or renovating. We help owners build a realistic schedule early, working backward from the date they need to be producing. Talk with our team about your timeline

Building and Delivery

Once the plan is set, the focus shifts to building it: on schedule, through Central New York winters, and often while the business keeps operating. VIP brings design and construction together on one team, with field experience from more than 2,500 projects in the Syracuse region.

Can we expand without stopping production? Yes, with phasing, coordination and a plan that treats the business inside the building as part of the project. Feldmeier Equipment’s 82,500 SF expansion in Syracuse was built while two production shifts kept running. Feldmeier Equipment: Expanding Without Standing Still

Design-Build or Design-Bid-Build for an industrial facility? Design-Build puts design and construction on one team from the start, so cost, schedule and operational needs are weighed together early. Design-bid-build separates design from construction and bidding. The right choice depends on your priorities, schedule and how involved you want to be. Is Design-Build Better Than Design-Bid-Build?

Can we build through a Central New York winter? Yes. Construction continues through winter here with the right planning: enclosing the building early, protecting and heating concrete, and sequencing weather-sensitive work around the season.

Is a pre-engineered metal building right for us? For many industrial, warehouse and manufacturing projects, pre-engineered metal buildings (PEMB) offer clear spans, efficient schedules and room to expand. As a Varco Pruden builder, we help owners decide where PEMB fits and where another system makes more sense. Benefits of Pre-engineered Buildings

Feldmeier Equipment: Planning for expansion when the original facility was designed in 2017 made it possible to add 82,500 SF in 2025 while two production shifts kept running. Read the Feldmeier case study.

One Team from Site to Move-In

For some Owners, especially companies new to the region, the simplest path is a single team that carries the project from start to finish. Through VIP’s turnkey design-build and development approach, one team can handle site selection, design, construction and incentive coordination, so you have one point of contact instead of many.

For Owners who would rather not take on ownership right away, build-to-suit options let you lease the finished facility, with the option to purchase it later.

A lot of work goes into building a new space, from funding, planning, designing, and constructing it. VIP’s Clients benefit from our full spectrum of financing, services, experience, and relationships to help accomplish their project goals.

Development & Build-to-Suit Sites Available

Need a facility but would rather not take on the full development yourself? Through build-to-suit, VIP can develop a facility designed around your operation on one of our available sites, with lease or purchase options.
