VIP Architectural Associates, D.P.C. has been awarded a 2025 Design Citation in the Adaptive Reuse category by the American Institute of Architects, Central New York (AIA CNY) for One Webster’s Landing (OWL).
The award highlights thoughtful design that reimagines existing structures, balancing architectural innovation, sustainability, and sensitivity to the surrounding community.

VIPAA reimagined One Webster’s Landing (OWL), a 5-story historic structure designed in 1893 by renowned Syracuse architect Archimedes Russel and formerly known as the Marshall Building, transforming it into 34 modern one-bedroom apartments with sweeping city views. The team thoughtfully preserved character-defining elements, including timber framing, brick walls, and hardwood floors, while creating light-filled, contemporary living spaces featuring sustainability elements and modern amenities.
The project highlights VIPAA’s expertise in adaptive reuse, historic preservation, and context-sensitive design, demonstrating how thoughtful architecture can revitalize historic buildings while meeting the needs of today’s community.
